Stanton Norfolk Property Management Company oversees and maintains more than 600 rental apartments in the Chinatown/Lower East Side neighborhood in New York City and 231 units at One Flushing, a 100% affordable complex AAFE co-developed in the heart of Downtown Flushing, Queens. A division of Asian Americans for Equality (AAFE), the nonprofit organization is dedicated to operating one of the city’s most respected affordable housing portfolios. The majority of the apartments owned and managed by Stanton Norfolk are reserved for individuals and families earning below 60% of Area Median Income (AMI). The organization operates 36 buildings across Lower Manhattan, including 40 commercial spaces. Stanton Norfolk has received the highest possible “Exemplary” rating from NeighborWorks America, which conducts annual audits of the organization’s housing portfolio. 



The Affordable Housing Leasing/Recertification Specialist will work within the Property Management Marketing Department and will be responsible for screening applicants and calculating applicant income to determine eligibility for new affordable housing developments. 


  • Works directly with affordable housing applicants to request and obtain required documentation
  • Reviews and calculates applicant-provided income and asset information
  • Analyzes documentation to determine if follow-up information is required
  • Complete and send the third- party verifications on a daily basis
  • Follow-up and contact the third-parties (such as employers and bank institutions) to get the 3 party verifications returned by fax or to seek verbal clarification
  • Organize applicant files in the designated order
  • Maintains detailed logs of applicant files in process; tracks deadlines for applicant submission of required documents
  • Process files and prepare the Tenant Income Certification form (TIC) in accordance with City, State and Federal program guidelines
  • Submit the completed applicant files to the VP of Marketing and/or Project Manager for review in a timely manner
  • Respond and complete additional updates promptly after review by VP of Marketing and/or Project Manager
  • Assist management with any necessary administrative work within the marketing department as needed


  • Bachelor’s degree or any combination of High School degree or equivalent with any experience and training that demonstrates the ability to perform the job responsibilities. 
  • Proficiency in data analysis and regulatory agreement review.
  • Thorough understanding of the low-income housing tax credit (LIHTC) program including LIHTC or comparable certifications/experience.
  •  Excellent computer skills, including a high degree of proficiency in Microsoft Office Suite and Google Suite
  • ·Strong organizational skills with demonstrated attention to detail and focus.
  • Strong analytical, verbal, written and interpersonal communication skills with the ability to present information to a diverse client base- specifically racially, ethnically and socially diverse.
  • Bilingual/Fluent in English/Mandarin or English/Spanish
  • Must be able to maintain confidentiality of sensitive materials and information
  • Ability to prioritize and manage multiple complex projects
