Asian Americans for Equality (AAFE) is a 501 (c) (3) non-profit organization based in New York City. Founded in 1974 in Manhattan’s Chinatown to advocate for equal rights, AAFE has transformed in the past four decades to become one of the city’s leading housing, social service and community development organizations. AAFE advances racial, social and economic justice for Asian Americans and other systematically disadvantaged communities, guided by our experiences as Asian Americans and our commitment to civil rights. AAFE is nationally recognized as an innovative affordable housing developer and property manager; we have created and preserved more than 1,000 affordable rental units in Manhattan and Queens and provided over $400 million in mortgage financing for first-time homebuyers.  AAFE also supports economic empowerment through two affiliates: a small business CDFI, Renaissance EDC (REDC), that provides financial and technical assistance to low-income, immigrant entrepreneurs; and a homeownership CDFI, Community Development Fund (CDF), that provides counseling and financial assistance to first-time and existing homeowners.  From neighborhood offices in Chinatown and the Lower East Side (Manhattan) and Flushing and Jackson Heights (Queens) we provide an array of multilingual counseling and educational programs in support of low-income tenants, seniors and immigrant youth. 


Position Summary:

The Project Manager will report directly to the Director of Real Estate Development and manage a real estate project portfolio consisting of development, rehabilitation, real estate asset management and related tasks, that further AAFE’s  goals of strengthening our communities via affordable housing, community and commercial developments. AAFE seeks a motivated and meticulous Project Manager of Real Estate who has experience with underwriting affordable housing and in securing Federal, State and local financing (preference will be given to applicants who have experience in the New York State and local real estate and financing programs).  They will work closely with the Director and the Senior Project Manager with complex affordable housing projects from the initiation phase through to completion. They will have the opportunity to implement and manage a real estate portfolio and assets. They will also work with the entire real estate team to drive the organization’s mission, vision, values and culture with their ambitious strategic goals and with implementing new business models to maximize AAFE’s impact on the communities they serve.


This role will work closely with the Director of Real Estate, and all of the staff who work on real estate projects, programs and services, to foster a strong, unified organization characterized by a mission-driven investments in people and place; one that requires collegiality and cross-functional teamwork.


  • Assist Director and Senior Project Manager in initial planning through construction completion, including vacant and occupied building rehabilitation, new construction, multi-family rental, mixed-use buildings, and community facilities.
  • Assist with liaising with architects, engineers, consultants, contractors, vendors, legal counsel, and tenants during pre-development through project construction completion phase.
  • Coordinate among various team members and consultants to schedule meetings
  • Assist in project closings, working with attorneys, title companies, banks, city agencies in relation to closings.
  • Assist with marketing and tenant selection for vacant housing units working with the marketing team.
  • Assist in the research/analysis of potential development sites: land-use, site capacity, target population, program elements, and financial feasibility.
  • Assist in writing funding proposals for housing and community development projects.
  • Diligently maintain accurate digital filing/record-keeping for all active real estate projects, from pre-development financing, construction phase requisitions, and post-completion permanent conversion.
  • Assist with drafting agendas, taking minutes and notes in real estate meetings including but limited to Real Estate Committee meetings, internal meetings, lender meetings, meetings with city agencies, elected, etc.  
  • Assist with tracking invoices related to all real estate projects.
  • Submit and document project payments through property management software and reconcile cleared payments
  • Assist with preparing construction requisitions and reports to lenders and housing agencies. 
  • Coordinate with general contractors on any emergency situations that may arise.
  • Communicate and coordinate sensitively and respectfully with project tenants as needed
  • Coordinate and contribute to company-wide events requiring all staff as deemed necessary by Director/Senior Project Manager.


  • Minimum Requirement of a bachelor’s degree, with preference for a master’s degree in real estate, planning or finance and/or 2 years of related work experience.
  • 2 or more years of work experience in a real estate development or related field; urban planning, architecture, construction, finance, property management.
  • Proficiency with MS Office, especially advanced functions of MS Excel.
  • Prefer: Strong understanding of accounting and finance; real estate finance; underwriting. 
  • Prefer: knowledge of Spanish or an Asian language
  • Familiarity with and NYC and NYS Housing Agencies and relevant development programs.
  • Experience with project coordination (pre-development, loan closing and construction phases, and transfer to asset management).
  • Excellent computer skills, including a high degree of proficiency in Microsoft Office Suite and Google Suite.
  • Strong organizational skills with demonstrated attention to detail and focus.
  • Ability to work both independently with minimal supervision and as part of a team.
  • Strong analytical, verbal, written and interpersonal communication skills with the ability to present information to a diverse client base- specifically racially, ethnically and socially diverse.
  • Ability to multi-task, work under pressure, and meet deadlines for all project tasks.
  • Proficiency with underwriting pro forma for real estate activities.
  • Experience with construction management, requisitions, and project flow during construction.
